Residential Systems
At Empire Fire Protection, we strive to blend life safety with style. We understand that nobody wants to build a custom home just to be disappointed by an ugly sprinkler layout. It is our philosophy that fire sprinkler systems should not only be practical, but also cosmetically pleasing. Sprinklers should align with other ceiling features when possible, and they should always be concealed.

FAQ
Frequently Asked Questions
Fire Sprinklers are becoming more and more common in Washington state, and around the country. This is because they are proven to save the lives of people involved in house fires. Your local AHJ (Authority Having Jurisdiction) will often require some form of fire sprinklers if your property does not meet the fire flow requirements. Fire flow requirements are a series of questions with a “points” system your AHJ uses to determine property fire risk and management. If you are having trouble meeting the requirement, a fire sprinkler system will typically get you to 100% compliance.
In the past this was true, and in commercial buildings you may notice sprinklers are quite visible. However, in residential and dwelling applications, we use flush concealed sprinklers 99% of the time. With the increase of home fire sprinkler systems, manufacturers have designed many styles of concealed sprinklers with high end finishes to suit your needs. Have wood paneled ceilings? We provide cover plates that closely match wood grain and stain. Black ceilings in your theatre room? Easy. Manufacturers can even match the Sistine Chapel (should the need ever arise). With an image sample of the surface, we can custom match any style. *Note that these types of custom images are additional costs, but wood grains are available at reasonable costs.
Don't worry, you are in good hands. Our team of professionals have been doing this for decades and have installed sprinklers in all manner of homes. Ranging from tiny houses to multi-million-dollar homes for confidential clients, and retrofitted sprinkler systems in finished homes, such that the owner would hardly notice the upgrade! When a past client found out they needed sprinklers and the system would have to be exposed, they were understandably distraught. Knowing this, we took the time to design it based off the line of a person’s sight when walking through the home, to minimize the systems visibility. We want you to be happy in your home and will go the extra mile to make sure you are satisfied.
Not long. Permitting is usually the reason for a slowdown and can vary widely based on your municipality. It is best to get under contract four months ahead of time, to avoid potential permit delays.
